As the only company at the market in the Czech Republic we offer free project documentation necessary for the building permit. For the price of a construction site you will also get this free of charge project documentation.

Should we pay a speciall attention to one phase of constructing a log house, then it is the projection.All the log houses built by our company have been designed in accordance with our client´s wishes.So each of our log houses is unique. Our log houses are not standardized or model houses with fixed prices. We do not have any pre-determined prices.Each of our clients is treated individually with a personal approach. The proces of constructing a log house is very specific. A good project of a log house must take into account the drying out and the settling of the log house walls. It also must follow the proper construction technology. Ignorance or failure to comply with these principles always cause irreversible damage to the building itself. This breaking the proper construction technology rules usually shows in the course of construction.

 

Therefore we offer to our clients computer designing. For this purpose we use the latest licenced software which is available at the market in the Czech Republic (Arcon, AutoCAD, and ArchiCAD). Our log houses are designed under the heading of SRUBOPROJEKT brand, which is always a guarantee of high quality designs of log houses  with system solutions. The design and the application for the building permit which our client receive from us are without any problems accepted by the Building Authority. The client can choose whether to design the log house in 2D(two-dimensional perspective) or 3D (three-dimensional perspective). For some extra fee we also provide visualization of our clients´ designs. we can design the interrior of our client´s log houses with using selected pieces of furniture, real floor tiles and tiles selected by our clients.

ARCHITECTURAL STUDY

It is necessary for the two-level procedure with the municipal authorities who gives an approoval for building the log house. On the basis of architectural study it is possible to apply for the planning decision(regional plan) and for comments of the nets managers and the state authoritie. Our projectants and architects use this study as the basis for further work when preparing (project documentation)building plans. Part of the architectural study is a PC made 3D design of the hous.

PROJECT FOR BUILDING PERMITS

This is a detailed project documentation (documentation for building plans)used to acquire the building permits as well as for building the construction. The design of the house is based either on the architectural study or it is designed in acccordance with customer´s wishes and ideas. The house design is PC made 3D design so the customer has much more concrete idea about the appearance of the house and its internal structure. Proejct documentation(building plans) for the building permit is very detailed, so it also serves as a documentation of the production and the building of the construction.

3D model (design)

3D projection provides visualization of the house in real perspective. Allows perspective view of the designed house from the countless points of view. You can walk through the house, move from floor to floor, open the windows and doors. Each project documentation(building plans) of the houses which are designed by our company include basic 3D model (design) For an extra fee we can provide a detailed 3D visualization, including the installation of interior furniture, particular paving and tiling patterns, inclusive of other furnishing objects. With this type of visualisation we offer to put the designed house to a digital photography of hte future building site. With the help of GPS we can place the house towards all the points of compass in order to ensure the best possible sunlight for the rooms when you enter the coordinates into the program it calculates the path of the sunbeams and the sunlight in the rooms of the house, it also shows the shadows of the house in the future building site. etc. it can be done for any selected day of the year. using 3D model(design) all this can be modeled with high accuracy in any chosen building site.

SETTING field:

If the client can provide horisontal and vertical surveying of the building site it is possible to place the designed house to the digital map and, with the help of the contour lines of the future building site to choose the optimum positioning of the house in respect of the terrain, the points of compass, the surrounding buildings, communications or the site itself.

PROJECTION OF PROFESSIONS: (BBT, water, gas, heating, sewage, electricity)

Log houses made of solid wood are very specific in terms of how to install a special assembly. Drying out and descent of log house walls requires strict compliance with the technology of the assembly processes from all professions. Ignoring the technology and faulty installation of so called professions very often results in considerable damage not only to the installations themselve but also to the whole of the log house construction. Removing or repairing of these damages is often very expensive and ussually can not be done without significant interference in the already finished work. Some badly carried out installation works often cause irreversible and irreparable damage to the building of the log house. For this reason it is necessary to focus on the projection of these professions. The money spent on the installation projects which take into account the problem parts of log houses building will certainly return in the course of construction.

EXECUTION OF THE FIRE REPORT

is usually required for closely neighbouring buildings by the Building Authority. In these cases we offer the service of an acredited fire-prevention officer who assess the the distance and, if necessary, propose the necessary precautions for the particular project(building plans). To assess the fire safety risks we have a test certificate processed by the Research Institute for Wood Work. The test certificate includes diagrams for burning behaviour and the necerssary calculations. Our clients receive this test certificate as a part of the project documentation(building plans).
